Tenant Information
Everything you need to know about living in one of our properties – and a quick way to report a repair.
How to arrange a viewing
Browse our properties, then send us a viewing request or call 07949 900058. We will confirm a convenient time and show you the room and shared areas.
Moving into a property
Once your checks are complete and your agreement is signed, we will arrange a move-in time, hand over your keys and go through an inventory of your room. We will show you around the house and explain how everything works.
Tenancy agreements and deposits
You will receive a written tenancy agreement before you move in. Tenancies in England are now rolling (periodic) tenancies. Any deposit you pay is protected in a government-approved tenancy deposit scheme, and we will give you the scheme details.
Rent payments
Rent is paid monthly by bank transfer or standing order on the date shown in your agreement. If you are having difficulty paying, please talk to us as early as possible – we would much rather help find a solution.
House rules
- Be considerate of other residents, especially late at night
- Keep shared kitchens and bathrooms clean after use
- Never tamper with smoke alarms or fire doors – keep fire doors closed
- No smoking or vaping inside the property
- Put rubbish and recycling out on the correct days
- Report repairs promptly
Emergencies
If you smell gas, call the National Gas Emergency Service on 0800 111 999 immediately. In a fire or other life-threatening emergency, call 999.
For urgent issues such as flooding, a total loss of heating or power, or a security problem, please call us on 07949 900058 rather than using the form.
Report a repair
Use this form to report non-emergency maintenance issues. Please give as much detail as possible and attach photographs if you can – it helps us arrange the right contractor first time.
We will acknowledge your report and keep you updated on when the repair will be carried out.
Frequently asked questions
How do I arrange a viewing?
Use the viewing request form on our Contact page or call us during office hours. Let us know which property you are interested in and when you are available, and we will confirm a time with you.
What type of tenancy will I have?
Tenancies in England are now rolling (periodic) tenancies under the Renters' Rights Act. Your written agreement will explain your rent, what is included and how either side can end the tenancy.
How much do I pay before moving in?
We will confirm the exact amounts before you commit. By law, rent cannot be taken before the tenancy agreement is signed, and no more than one month's rent can be requested in advance. Any tenancy deposit is protected in a government-approved scheme.
Are bills included?
This depends on the property and is shown on each property listing. If you are unsure, just ask and we will confirm exactly what is included.
How do I report a repair?
Use the maintenance form on this page and add photographs if you can. For emergencies such as a gas leak, flooding, a fire or a total loss of power, call us straight away. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.
Can I give notice to leave?
Yes. Under the current rules tenants normally give two months' written notice. Please speak to us first and we will help make the move-out as smooth as possible.
Can I have a pet?
You can ask. We will consider every request properly with the landlord and give you an answer in writing.
